Should Landlords Consider the Green Deal Scheme

According to a survey by the National Landlords Association (NLA) it has been reported that two thirds of private property landlords in the UK would consider taking advantage of the Government’s Green Deal scheme, available from October 2012, in order to improve energy efficiency in their properties.

The Green Deal scheme would provide landlords with loans for making energy efficiency improvements to their properties. These improvements would include actions such as loft and wall insulation. Under the deal, the loan would be repaid through a tax added to utility bills with the energy saved by making improvements resulting in overall lower energy bills in the short to long term.

For private property rental landlords, the advantages of signing up for the Green Deal scheme are clear cut - lower energy consumption means lower energy bills, making the property that much more attractive to prospective tenants. 

An NLA survey found that over 50% of private property landlords would definitely consider the deal to improve their properties. For those keen to improve their energy rating without waiting until the end of the year to do so, I Am The Agent, the online letting agency, recommends that landlords wishing to rent a private property ensure that their house or flat is regularly inspected for energy efficiency.
