When it comes to finding or renting a property online, you may be wondering if one month or season may be better than the next. There are of course, traditionally quiet times in the property market (not many for I Am The Agent), fortunately this will not impact on the price but it may be worth thinking about marketing in advance to avoid the void!  We have put together some hints and tips to bear in mind when marketing your property online.  Here are some factors that you may want to consider when renting or selling or buying a property online:

Winter

Something to keep in mind is that around Christmas and New Year many people travel to see family, so it could be more difficult to arrange property viewings and no one really wants to trudge around in the snow looking at properties or move during the already stressful time of Christmas! Despite this, something that you’ll need to be sure of is that the property that you want to rent is warm and cosy in the winter. No one wants to be cold in the winter, so light up that fire, crank up the rads and get ready to impress your potential new tenants.  We strongly advise marketing your property with I Am The Agent at least a month before the end of your existing tenancy.

Spring/summer

This is our personal favourite, spring is in the air and summer is approaching, statistically this is the busiest months for sales and letting plus properties look their best! Trudging around properties in the middle of winter isn’t so much fun. After all, the lighting is usually low level and there won’t be many pleasantries such as flowering plants and greenery in close vicinity or in the garden. You’ll also be able to check whether there is space for a BBQ, what type of outdoor entertainment areas there are (if any) and whether there is enough through flow of air to prevent the property from getting too hot and stuffy on balmy summer nights. These months usually keep the dreaded landlord voids to a minimum. We always advise marketing a property online as early as possible and many tenancy agreements allow marketing 4 weeks before the tenancy end. So always utilise the 4 week lead up to the end of tenancy organise a block viewing and ensure you get there early to assist the existing tenants to make your property gleam.

Autumn

It’s new term time and students have either all turned up to rent properties close to universities or they’ve finished their studies and have started new rental periods in areas close to their new job. This is a great time for buy to let properties to become available and get maximum exposure and rental year on year!
