How to choose an estate agent

If you think deciding to sell your home is a difficult task, you evidently haven’t chosen an estate agent yet. The market is saturated with estate agents, all claiming to offer you the best deal when it comes to selling your beloved home. With so many options it can be difficult to decide on the best one to suit your needs. Do you go for a well-known company that operates nationwide or keep it local for instance? Well to help you make the best decision, we’ve jotted down what to look out for in an estate agent in order to make the process as simple and stress-free for both you and your whole family.

Do your research

It’s important to remember that estate agents are businesses, so they do need to make money in order to stay in the marketplace. However some estate agents have received a bad reputation for not providing their promised service. Therefore we cannot underestimate enough the importance of researching these companies – whether they are traditional estate agents or online estate agents to ensure you are in safe hands. Check Trustpilot and allagents.co.uk.

Make a shortlist of potential agents

Once you’ve done your research, make a shortlist of your favoured ones and compare each one. Make sure you document what is the most important to you and concentrate on that first. So if you’re determined to have full control over the marketing of your home for instance, make sure you research that in detail before making a decision.

Find out where your property will be marketed

If you choose an online estate agent to sell your house online, they will generally be more tech-savvy than traditional estate agents, so it is more likely they will have a long list of online platforms where your house will sit until it’s sold. The main websites are of course Rightmove and Zoopla, but there are a number of other websites that attract house-hunters all over the UK – and beyond!

Don’t be put off by bad press and go it alone

As mentioned above, some estate agents do not deliver what they say are going to, leaving many frustrated and out of pocket. With this in mind, it can be tempting to take the seemingly easy route and go it alone. But doing a DIY sale offers few benefits and can leave your home lingering on the market for months on end.

And finally, check how much it will set you back

The rise in online estate agents has meant that there is now a great deal of price difference between companies. It’s worth doing your research first so you don’t end up losing your profits.
