“All too often people price their houses all wrong,” said Rebecca Peach, Managing Director of I Am The Agent. “They decide that because a house across the road sold for a certain price then so should theirs. But what if that house sat on a much bigger plot, had an extension or a recently refitted kitchen?

“All of this can significantly affect the price of a house so it’s important that homeowners do not get swept away in a fantasy where they assume they can command a much higher price than they actually can. Because this, from the get-go, will put buyers off completely.”

Once the price has been set, it’s time to look at the images they want to advertise their home with. These are often the first impression a person will have of their house, so getting this right is the most important part of selling houses after the price, according to I Am The Agent.

When images are taken it’s vital to portray rooms and gardens in their best light, so making sure the rooms are tidy, clean and well lit, with photographs being taken from one side of the room or garden to showcase the size and layout will help to entice viewers in. Likewise, when it comes to viewings, the same applies.
