Spotlight on Morden

Morden is a district in the London Borough of Merton, which is 8 miles from central London and the last stop on the Northern Line. Morden has a population of over 48,000 people and is home to the River Wandle which runs through National Trust-owned Morden Hall Park.

After the Morden Tube station opened in 1926, there was a building boom and there is still a large amount of ‘thirties’ houses left in the district. West of the town centre, three-bedroom properties on are currently on the market for between £385,000 and £665,000. Towards the south of the town centre, in the popular St Helier estate (a former council estate with simple cottages) three-bedroom properties fetch between £400,000 - £425,000 and sell extremely quickly.

At the higher end of the market, you’ll find a seven-bedroom John Brocklesby-designed house for sale at £2,995,000, while a five-bedroom Quartermaine family home in the John Innes Conservation Area will set you back £2.65 million.

There are a few new developments in the Morden district. Check out Penmans Row on Canterbury Road, a development of 11 four-bedroom terrace houses, with prices starting from £615,000. Wellsborough Mews in Bushey Road is a development of 7 three-bedroom houses starting at £895,000 and seven one- and two-bedroom flats £525,000, visit Fine and Country for more info.

Additionally, there are affordable homes provided by housing association L&Q, offering shared ownership one, two and three-bedroom flats at Morris Court, Christchurch Road. Prices start at £104,375 for a 25 per cent share in a one-bedroom flat valued at £417,500.

I Am The Agent, the UK’s first online estate agent, is currently marketing a 4-bedroom house in Elm Walk.

If you’re looking to rent, properties in Morden range from £1,000 for a one-bedroom flat to approximately £2,000 for a 4-bed house.

Rather than just taking a walk through Morden Hall Park - which is a nature reserve, with wetlands boardwalk, a rose garden and heritage features such as an old snuff mill and stable block, you could spend some time with family or friends in the local café, large garden centre and National Trust shop. It hosts summer open-air theatre events too, with recent shows including Alice in Wonderland and Comedy of Errors.

There is also a local council-owned swimming pool called Morden Park Pools in London Road. A replacement leisure centre, due to open next year, is being built on an adjacent site.

There are a few schools in the area rated as “outstanding” by Ofsted, these include Merton Park Primary School and Rutlish School (boys, age 11 to 18, with a joint sixth form, RR6, with Ricards Lodge, a local girls school).
