Six ways to increase the value of your home before selling

 

Maximising the value of your home is a much simpler task than you might think. Although it may take a lot of labour work and cost you a little extra, by following these six easy tips your property could be worth substantially more within a few weeks/months and will be sure to impress all your potential buyers.

 

Plan, plan & plan some more

Spending time brainstorming ideas and working out the cost of your home improvements is an exciting task and is the most important step in finding the fastest way to increase your home’s value. Allow yourself as much time as you can to ensure that all the essential enhancements are covered all in one go at this stage – avoiding unplanned expenses later on.

Start off by creating a list of all the most obvious issues with your home and then work your way around the property again to seek out less obvious problems. Once your list is complete, categorise it first by importance and then the expected costs, including the estimated length of time it may take.

 

Create more space

This is probably the most obvious of our tips, so we thought we’d give you a little reminder. People will pay more money for more space. There are various ways this can be done at any property, no matter the size - plus you don’t have to spend £1000s to do it. Here are a few pointers:

  • Use room dividers in the place of walls
  • Install floor to ceiling storage on spare walls
  • Paint the property white or a light colour to create the illusion of more space
  • Create in-built storage whether space permits

If you’ve got the extra cash, then conversions are a great way to add space and value to your home. Try transforming your loft into another bedroom, your garage into a living space or adding a conservatory to your home. These extensions are much pricier but will increase the cost of your home by up to 10%.

 

Fix structural problems

Don’t begin any cosmetic enhancements to your home, before ensuring that any structural defects are resolved. You may think that cosmetic solutions can conceal issues with the structure and your potential buyer may not spot the problem, but a surveyor won’t be so easily fooled.

Examples of structural issues include:

  • Mould
  • Insect infestation
  • Bowing walls
  • Missing/broken roof tiles
  • Structural cracks to walls

These are amongst the costliest works required when renovating your home, however they are absolutely essential if you want to maximise the value of your home.

 

Change the windows

Nowadays people expect all properties to include double-glazed windows, even period properties, and if yours doesn’t, it’s time to change your windows. There are many benefits of double-glazing; it is an ideal form of insulation as it prevents the loss of heat. (Did you know that 50-70% of heat is lost through single-glazed windows?) Your potential buyers will be very pleased to know that you have taken the measures that will save them money on their energy bills, so don’t miss this one out.

 

Rewire your home

If your house hasn’t been rewired in a few years, it’s something to sort out before selling your property. An electrician should do this and install a modern consumer unit with an RCD (residual circuit device) for safety. Also, try adding extra sockets and attractive plates for sockets and switches, as little thoughtful touches in design that will also help to showcase it well to potential purchasers.

 

Save the cosmetic enhancements till last

Save the best till last! Although this is the most enjoyable part, it’s not necessarily the easiest. The overall décor of your property is basically one of the most important selling points to any potential buyer.  You can add significant value to your home if you get this part right, so consider the following:

  • Repointing brickwork
  • Repainting doors and windows
  • Repainting throughout with neutral shades
  • Adding a new kitchen/bathroom
  • Replacing the front door
  • Adding wooden floors

Making small or major changes to your home cosmetically or structurally will help you showcase your home to potential buyers and perhaps persuade them to fork out a little extra to make your home their own!
